Why Flat Roofs Fail

UV degradation is the primary killer of felt and EPDM membranes. Decades of ultraviolet radiation slowly oxidises the surface, making it brittle and prone to cracking. Most felt and standard EPDM systems have a realistic working lifespan of 15–20 years under normal UK conditions; beyond that, surface failure is increasingly likely regardless of how carefully the original work was done.

Thermal cycling compounds the damage. The UK climate swings from summer heat to hard winter frosts, and every cycle expands and then contracts the roof structure. Over time this mechanical stress concentrates at the weakest points — joints, laps, and where the membrane meets flashings — causing hairline splits that widen with each season.

Ponding water creates a destructive feedback loop. Where rainwater collects, UV exposure is concentrated through the water lens, accelerating membrane breakdown specifically over the puddle area. Ponding also adds static load to the decking and keeps the surface wet for longer, promoting moss and algae growth that physically disrupts the membrane surface.

Flashing failure is the most common single point of entry for water. Edge details, parapet upstands, and skylight seals are all transitions between the membrane and other materials, and they move differently under thermal stress. Even a well-laid main field will let water in if a flashing lifts, cracks, or pulls away from the wall. These details are always the first places we check.

Same-week response to get you watertight fast. An emergency patch holds for 6–12 months and stops the damage spreading while you decide on the longer-term solution. Use this when a leak is active and a full repair or replacement isn’t yet in the budget.

Localised Repair

From £450

We cut out the failed area, re-bed the membrane properly, and redress any affected flashings. This is a permanent fix to a specific problem area, not a cover-up. Backed by a 5-year workmanship guarantee. The right choice when the roof is otherwise sound.

Full Re-coat with HydroSil Restoration

From £75–£150/m² plus VAT

A single-component silicone liquid system applied over the entire existing roof surface. Where the deck is structurally sound but the membrane is at end of life, this saves the cost of full strip-and-replace and restores 15+ years of waterproof life. The most cost-effective route when the problem is widespread rather than localised.

Repair Or Replace?

  • Single small leak, roof under 10 years old — repair.
  • Multiple leaks across the area, roof 12+ years old — likely replace. Patching individual failures becomes a treadmill.
  • Decking feels soft underfoot — replace. Soft decking means the board is rotten; no surface repair holds on a compromised deck.
  • Visible bowing, ponding deeper than 2 cm — likely structural. Survey first before deciding on repair or replace.
  • Asbestos felt board (pre-1990s) — replace, with proper licensed handling. We quote for this in full.

How much does a flat-roof repair cost? +

Typical flat roof repairs range from £180 to £1,500 depending on the area affected and the system involved. An emergency patch starts from £180; a localised repair with a proper re-bed starts from £450. We always carry out a free check before quoting, so you know the exact price before any work begins.

How quickly can you get on site? +

Same week for genuine leaks. Where Lee has capacity, emergency same-day attendance is available. Call us and we’ll let you know exactly what we can do.

Do I get a guarantee on repair work? +

Localised repairs carry a 5-year workmanship guarantee. Patch-only emergency work does not carry a 10-year guarantee — that level of warranty is only valid on full system replacements installed by an approved installer with full manufacturer backing.

Do you fix all flat-roof materials? +

Yes — we repair felt (mineral and torch-on), EPDM rubber, GRP fibreglass, asphalt, and lead. We will not repair asbestos felt board (pre-1990s construction); for those roofs we quote a full replacement with proper licensed handling instead.

Can you repair in winter? +

Yes for liquid systems and EPDM patching. Felt torch-on requires a dry surface above 5°C, so we work around weather conditions and schedule accordingly — call us and we’ll give you a realistic timescale.

Do you take photos before and after? +

Always. Photos go to you with the invoice and can be forwarded to your insurer if needed.
